Market update for Rhinebeck NY July 2021 home sales

The Rhinebeck NY July 2021 home sales data showed nine sales, five more than the same time last year.  The sale price to list price came in at one hundred and one percent, with four of the nine homes selling above the list price.

An average sale price of   $ 792,195 was much higher than the  $532,250 recorded for the same time last year.

A median sale price of $ 582,500 was also higher than the $429,500 for last July.

Homes sold ranged in price from $315,000 to $2,100,000. These three and four-bedroom homes were built between 1890 and 2018 with square feet of 1073 to 4,253.

Days on market at 84 days was more than the 68 days recorded for last year.

New to the Rhinebeck homes for sale inventory were homes ranging in price from $495,000 to $ 1,690,000 with two to five bedrooms.  These homes were built between 1950 and 1993,  the smallest house was 1,248 square feet and the largest was 5,396.

Nine homes received accepted offers ranging from $ 349,900 to $ 1,450,000.  These homes were built between 1860 and 2000  with two to six bedrooms and square footage from 1,099 to 4,550.

Four homes went under contract.  These homes were built between 1960 and 2000, these had three to six bedrooms with square feet from 1,755 to 4,550.  The homes ranged in price from $ 359,000 to $ 1,998,000.

The Village of Rhinebeck NY July 2021 home sales of  single family detached homes showed one sale, two less than the same time last year.    This sale was ninety percent of the Sale Price to List Price which meant the home sold for less than list price.

An average sale price of $ 995,000  for July 2021 was twice the $ 495,000 recorded in July 2020

Homes were on the market for 42 days compared to118 days the same time last year.

Two homes were added to the Village of Rhinebeck NY homes for sale inventory. One was priced at 459,900, from 1930 with square feet of 1064.  The other was priced at $2,550,000, built in 1860 with square feet of 3910.

Five homes received offers, built between 1882 to 1960 with two to five bedrooms and square feet from 1080 to 2400  The price of these homes ranged from $395,000 to $775,000.

There were two homes under contract.  One house priced at $415,000 was built in 1970 with square feet of 1776.  The other was priced at $1,580,000 and was built in 1860 and had square feet of 3197.
