Market update for Red Hook NY home sales in June 2021

Red Hook NY home sales in June 2021 update revealed ten single-family detached homes sold compared to four in June 2020.  Back then COVID 19  entered our lives and  has been a disrupting force ever since.. Homes sold this year had a Sale Price to List Price of 103 percent since several homes came in higher than the list price.

The average sale price of $440,450  was less than the $ 1,126,840  recorded last June.  This vast difference was due to the fact two of the four sales last June were million-dollar sales. 

 A median sale price of $ 400,000 was also lower than the median of $1,002,500 recorded for June 2020.

Homes sold this June ranged in price from $238,500 to $806,000 and were built between 1830 and 2000.  These were three and four-bedroom homes with square feet from 925 to  3,210. 

This June, days on market came in at 51 which was much less than 120 days in June 2020.

During the month nine homes were added to the inventory of Red Hook homes for sale.  These ranged in price from $395,000 to $975,000 and consisted of three to five bedrooms.   The homes had square feet from 1,600 to 6,320 and were built between 1959 and 2007.

There were six offers; these three to four-bedroom homes were built between 1900 to 1993,  with square feet from 1,189 to 3,200.  The homes were priced between $299,900 and $825,000.   

Five homes went under contract, these had three and four  bedrooms with square footage from  1,152 to 2,500, built between 1831 and 2002, with prices ranging from $229,000 to $775,000

Village of Red Hook real estate update

During June four homes sold in the village compared to one last June.  These homes had a sale price to list price of ninety seven percent.

The average sale price of $329,975 was higher than the $285,140  in June 2020, and the median this June was $345,000.

These homes ranged in price from $200,000 to $429,900. Built between 1900 and 1958 with square feet from 900 to 1812. With two and three bedrooms.
