A review of the market update for Red Hook NY home sales in June 2022 showed six single-family homes sold compared to ten in June 2021. A Sale Price to List Price of 102 percent was recorded, with five of the six homes selling above the list price.  The homes sold ranged in price from $359,350 to $ 692;000 built between 1957 and 1990 with square feet from 1,416 to 4085

The average Red Hook sale price in June at $524,046 was more than the $440,450 recorded at the same time last year.      

A median sale price of $521,462 was recorded for this June compared to 400,000 for June 2021.

Other market activities in June 2022

There were four homes added to the inventory, priced between $365,000  and $799,000 with square feet from 1,177 to 3,516.  These homes were built between 1960 and 2024.

Seven homes received offers, built between 1860 and 2009 with square feet from 1144 to 4000.  These three to five-bedroom homes were priced between $305,000 and $995,000.

Three homes went under contract, priced from $299,000 to $599,000, and were built between 1870 and 1930 with square feet from 1,176 to 1,700.

The Village of Red Hook NY Home Sales In June 2022

In the village, there were no sales in June of homes listed on the Mid Hudson MLS when compared to four at the same time last year.

Two homes were added to the inventory, one a 992 square foot home priced at $350,000 and the other a 1,437 square feet home priced at $399,000.

There were two homes under contract.  One home with 2,200 square feet and priced at  $429,000.  The other is a 3,200-square foot home priced at $475,000.

A few real estate observations

Due to inflation and higher mortgage rates, some home buyers have decided to take a pause on their desire to purchase a home.

There is a more noticeable price reduction in homes listed for sale.

Some homes are still getting multiple offers

It is a better strategy to price a home a bit lower to attract more interest, get more offers and a higher price, instead of pricing higher and then finding it necessary to reduce the price one or more times before getting an accepted offer.
