The Hyde Park NY home sales in September 2023 came in at twelve, with an average sale price to the list price of 101 percent.   Compared to September 2022 there were six fewer sales this September.

These homes ranged in price from $255,000 to $699,000, had square feet from 600 to 2,160, and were built between 1930 and 2003.

Eleven homes were added to the single-family detached homes inventory this September.  These homes were priced between $132,000 and $1,950,000 with square feet from 1,285 to 8,000. The oldest was from 1850, and the newest was from 2008.

Fourteen homes priced between $319,000 and $650,000 received offers.   Built between 1850 and 2001 with square feet of 1626 to 5,020.

There were five homes in contract.  These homes ranged in price from $299,000 to $355,000, built between 1942 and 1976 with square footage of 1,266 to 1,853

1. Mortgage rates are now seven percent and higher.

2. Home prices have risen to levels where some potential buyers are priced out of the market.

3. Inventory level is lower since some homeowners who would like to move on can’t do so because purchasing another home would be more expensive.

4. New home construction sales are doing well.
