Dutchess County NY April 2022 home sales of single-family detached homes fell 25.1 percent, going from 183 in April 2021 to 137  this April.  The homes sold during the month ranged in price from  $93,000 to $2,300,000 built between 1770 and 2022 with square feet from 400 to 8,500

There were seven transactions over a million dollars, with prices ranging from $1,050,000 to $2,300,000

This April the average sale price of $501,970 rose 17.3 percent when compared to $428,086 at the same time last year.

A median price of $415,000 this April was up 10.7 percent over the same time last year when the median was $375,000.

Inventory and Purchase Offers in April 2022

Home inventory continues to fall, this April it was down 36.3 percent to 382 when compared to 600 in April 2021.

Purchase offers decreased by 28.3 percent going from 300 in April 2021 to 215 this April.

The absorption rate (the time it would take to work off the present inventory)  was 2.78 months this April compared to 3.28 months last April.

Homes were on the market 75 days this April which was 18.5 percent fewer days when compared to 92 days in April 2021.

Dutchess County NY home sales in April 2022 for attached homes (Coops, Condos, and townhouses) fell 34.5 percent when compared to April 2021. At that time there were 56 sales versus 36 this April.  The units sold ranged from $47,500 to $1,450,000. 

 These were 1-to-4-bedroom units built between 1912 and 2019 with square feet from 600 to 3,174

The attached home’s average sale price of $295,591 rose 36.1 percent compared to $217,182 recorded for the same time last year.
The median sale price of $218,500 rose 36.6 percent when compared to a  median price of $160,000 at the same time last year.

Inventory at 52 fell  61.2 percent this April when compared to 134 for the same time last year.

Purchase offers at 44 this April was down 18.5 percent when compared to 54 purchase offers recorded last April.
The absorption rate at 1.44 months was down from 2.43 months in April 2021  ( The time it would take to work off the present inventory).

Days on market at 61 fell 24.7 percent when compared to 81 days last April.
