Dutchess County NY home sales in February 2021 market update showed 177 single-family detached homes sold, compared to 135 the same time last year this was an increase of 31.1 percent.
Homes sold ranged in price from $119,000 to $ 2,920,000, built between 1712 and 2021 with square feet from 722 to 10,700.
The average sales price was $468,132 was an increase of 43.6 percent over the $326,089 recorded for February 2020.
At $375,000 the median sale price was up 19 percent when compared to $315,000 in February 2020.
Days on market at 84 days was a decrease of 22.9 percent when compared to 109 days for the same time last year.
Inventory at 688 was down 21 percent from February 2020 when it was 871.
The absorption rate fell to 3.89 months down from 6.45 months in February 2020.

Dutchess County NY home sales in February 2021 for attached homes came in at 36, a 24.1 percent increase over the same time last year when 29 units sold.
The units sold this year ranged in price from $40,000 to $750,000, built between 1872 and 2020 with square feet from 800 from 2020.
The average sale price of $ 256,122 was a 13.9 percent increase over the $224,814 in February 2020.
There was also an increase of 8.6 percent in the median sale price,it came in at $227,000 compared to the $209,000 in February 2020.
Days on market rose 18.3 percent to 84 days from the 71 days in February 2020.
Inventory at 146 increased by 29.2 percent when compared to 113 the same time last year.
Purchase offers this February at 48 was an increase of 108.7 percent when compared to 23 in February 2020.
The absorption rate at 4.05 months was up from the 3.89 months in February 2020
