The Dutchess County, NY, Market Report revealed 184 homes sold, down -14.4% when compared to the same time last year when there were 215 sales.
Median sale price for detached homes and townhouses in July 2025
In July the median sale price was $500,500 up +3.7% over the same time last year. Back then the median sale price was $482,500.
The homes median sale price was 102 percent above the list price, a gain of +1.4% over July 2024.
Market Report for Dutchess County NY – Days on market
The number of days on the market fell -6.4% to 44 days. Last year, at the same time, the average number of days on the market was 47.
Dutchess County Single-Family homes inventory in July 2025
In July the inventory at 646 showed no change compared to the same time last year. However, in the last 12 months (July 2024 to July 2025) there was -11.5% drop, 643 compared to 569.
The absorption rate, which represent the time it would take to work off the inventory, was 3.51 months in the current period, compared 3 months in July 2024.
New listings at 283 was up +19.9% when compared to 236 at the same last year.
