Market update for Hyde Park NY home sales in August 2021

Hyde Park NY home sales in August 2021 at seventeen, was nine less than the twenty-six recorded in August 2020. The homes sold had an average sale price to list price of ninety-nine percent, with seven homes selling above the list price.

The single-family homes sold ranged in price from $230,000 to $560,000 and consisted of two to four bedrooms with square feet from 1,370 to 2,686  These homes were built between 1890 and 2005.

The average sale price at $346,788 was slightly lower than the $348,420 recorded in August 2020

A median sale price of $ 336,000 was higher than that of the same time last year when it was $315,950

Homes were on the market an average of 48 days which was down 80 days for August 2020.

Thirteen homes were added to the Hyde Park NY homes for sale inventory. The homes ranged in price from $201,000 to $1,290,000 with two to five bedrooms.  These homes had square feet from 876 to 4,659 and were built between 1822 to 2014.

Nineteen homes received offers,  these homes had two to four bedrooms, with prices ranging from $205,000 to $889,000, the smallest house was 716  square feet, and the largest was 3,574.  These were built between 1932 and 2013.

Seven homes went under contract, these ranged in price from $39,900 to $ 449,999.  These were two and three-bedroom homes with square feet from 707 to 2,831 built between 1954 and 1960.

Many homes are selling above or at list price, due to multiple offers, for sellers, this is a great market.
