When compared to May 2020 Dutchess County NY home sales in May 2021 for detached homes rose a whopping 73.7 percent, going from 114 to 198.

The homes sold ranged in price from $41,000 to $2,800,000 and were built between 1820 and 2021.  These 1-8 bedroom homes ranged in size from 600 square feet to 6240.

Both average and median sale prices rose, the average by 31.7 percent, going from $344,708 in May 2020 to $454,094  this May.  The median sale price rose by 27.4 percent, last May it was $307,220 and $391,250 now.

Days on the market were down 17.6 percent.  In May last year, homes were on the market an average of 102 days before selling and 84 this May.

Inventory fell by 30.2 percent, this year it was 625 versus 896 same time last year

Purchase offers rose 150  percent, last May there were 116 offers at the beginning of month and 290 this May.

The absorption rate came in at 3.15 months; far less than the 7.85 months at the same time last year. (Time it would take to work off the present inventory)

Attached Homes Sales Activities

For the attached market, unit sales rose 96.2 percent going from 26 last May to 51 this May.

Units sold ranged in price from $44,500 to $740,000.  These 1-3 bedroom units were built between 1964 and 2020 with square feet from 650 to 2954.

The average sale price rose  by 39 percent to $289,329 compared to $208,132 last May.

There was also an increase of 49.6 percent for the median price. Back in May 2020, it was $173,750 compared to $260,000 this May.

Days on market fell 10 percent to 72 days from 80 days last May.

Inventory rose 23.5 percent to 147 units compared to 119 units last May.

Purchase offer was up 103.6 percent to 57 from 28 same time last year.

The absorption rate at 2,88 months was down from 4.58 months in May 2020
