Dutchess County NY home sales in September 2021 of single-family detached homes fell 15.8 percent, going from 272 in September 2020 to 229 this September. Homes sold during the month ranged in price from $112,000 to $ 3,900.000, built between 1747 and 2021 with square feet from 835 to 8264.
There were eleven transactions over a million dollars, with prices ranging from $1,100,000 to $3,900,000.
Average and Median Price for Detached Homes sales in September 2021
At $504,447 the average sale price rose 12.6 percent over last September when the average sale price was $447,962.
A median price of $415,000 this September was up 15 percent over the same time last year when the median was $361,000.
Inventory and Purchase Offers in September 2021
Inventory continues to decline, at 630 this September it was a decrease of 37.7 percent when compared to an inventory of 1011 in September 2020.
Purchase offers decreased by 25.2 percent going from 337 in September 2020 to 252 this September.
The absorption rate (the time it would take to work off the present inventory) came in at 2.75 months compared to 3.71 months last September. This meant homes sold faster this September.
Days on Market during September 2021
Homes were on the market fewer days this September. At 65 the decline was 16.7 percent compared to 78 days last September.

Dutchess County NY homes sales in September 2021 for attached homes (Coops, Condos, and townhouses) rose 60 percent when compared to September 2020, at that time there were 40 sales versus 64 this September. The units sold ranged from $ 28,000 to $950,000. These units were built between 1940 and 2020 with square feet from 350 to 3,402.
Median and average prices of attached homes in September 2021
An average unit price of $303,273 rose 23.8 percent compared to the $244,954 recorded in September 2020.
A median unit price of $264,750 was an increase of 18.6 percent more than the median price of $223,170 last September.
Attached Homes Inventory and Purchase offer for September 2021
Inventory at 114 fell 32.1 percent this September when compared to the 168 for the same time last year.
Purchase offers at 50 was a decrease of 5.7 percent when compared to 53 offers recorded last September.
The absorption rate at 1.78 months was down from the 4.2 months in September 2020 ( The time it would take to work off the present inventory).
Attached Homes Days on Market in September 2021
Days on market at 64 was a decrease of 14.7 percent when compared to 75 days last September.
This shows units on the market sold faster this year.
