The market report for Dutchess County NY Condo sales in January 2025 showed 17 condos sold compared to 14  at the same time last year.  This was an increase of 21.4 percent.

At 100.6 percent these units sold above the list price an improvement over 98.4 percent at the same time last year.

The units sold ranged in price from $156,9000 to $801,583.  They were built between 1965 and 2024 and had square feet ranging from 800 to 2046.

Median Price for Dutchess County NY Condo Sales

In January the median price of the condos sold was up 63.2 percent over January 2024.  Back then the median price was $245,000 and this year $399,900.

Dutchess County NY Days on Market for Condos

The days on market trended in the right direction, going from 65 in January 2024 to 49 this January.   This was a drop of -24.6 percent.

Condo Inventory In January 2025

Inventory rose 10.9 percent going from 46 in January 2024 to 51 this January.  The absorption rate at 3 months  was less than the 3.28 months in January 2024.

During the month there were 29 new listings up from the 20  recorded at the same time last year.  An increase of  45 percent.

Although co-ops are popular in cities, in Dutchess County it is a small part of the real estate market.  In January there were 2 sales  the same as in January 2024.  There was a significant drop in the median price , this January it was $73,500 down from $123,500, which was a change of -40.5 percent.
