The Dutchess County NY attached home sales in November 2023 update showed sales rose 28.1 percent going from 32 in November 2022 to 41 this November.

The current sales dollar volume rose  77 percent to $16,065,228, compared to $9,078,800 in November 2022.

Homes sold during this period had a wide range of prices, starting from $83,000 and going up to $911,000.

These homes were built between 1968 and 2023 with the square feet of these homes varying from  585 to 3,092.

This report covers condos, townhouses, and coops.

The average sale price in November 2023 rose 38.1 percent to $391,835 when compared to $283,713 in November 2022.

A median sale price this November came in at $351,000, showing a 31.5 percent increase when compared to $267,000 last November.

Homes were on the market 69 days before selling, this was 7.8 percent more than the 64 in November 2022.

The inventory this November fell 22.1 percent to 67 compared to 86 last November.

At 26 the purchase offers fell 3.7 percent  compared to 27 at the same time last year.

This November the absorption rate, which represents the time it would take to work off the inventory, was 1.67 months, compared to 2.69 months in November 2022
