• The Dutchess County NY Attached home sales in December 2023 fell 35 percent when compared to December 2022.   There were 26 sales this December and 40 last December.
• The price range of all the sales was $44,000 to $720,254. Built between 1940 and 2023, these homes had square feet from 700 to 3000.

• This December the current sales dollar volume was $9,414,494 compared to $11,738,300 at the same time last year

The average sale price in December 2023 rose 23 percent to $362,096 when compared to $294,458 in December 2022.

A median sale price this December came in at $315,000 showing a 23.5 percent increase when compared to $255,000 in  December 2022

The number of days on the market rose 26.5 percent to 86 days.  Last year, at the same time, the average number of days on the market was 69.

• The inventory this December fell 17.6 percent to 61 compared to 74 in December 2022.
• At 19 the purchase offers fell 17.4 percent compared to 23 in December 2022
• This December the absorption rate, which represents the time it would take to work off the inventory, was 2.35 months, compared to 1.85 months in December 2022.
