In Dutchess County NY April 2021 home sales at 183 were up 46.4 over the 125 recorded in April 2020. by 12.2 percent going from 147 last April to 165 this April. Homes sold ranged in price from $65,000 to $3,200,000. These homes were built between 1787 and 2020 with one to six bedrooms and square footage from 594 for 15000.
The average sales price fell by 6 percent to $428,086 compared to $455,642 at the same time last year.
On the other hand, the median sale price increased, at $375,000 it was 21 percent higher than the same time last year when the median was $310,000.
Days on market at 92 days was a 13.2 percent improvement over the 106 days recorded for the same time last year.
Inventory continues to decline at 600 it was 36.8 percent lower than in April 2020 when it was 949.
At the same time, the purchase offer at 300 was up 108.3 percent over the same time last year when it was 144.
The absorption rate at 3.27 months was lower than the same time last year when it was 7.29 months.

Sales of attached homes this April saw a significant increase of 266.7 percent to 55 units compared to 15 units for the same time last year.. The homes sold ranged in price from $18,000 to $985,000. These homes were built between 1890 and 2020 with one to three bedrooms and square footage from 600 to 2,904.
There was an increase of 4.8 percent in the average sales price. This April it was $ 217,182 compared to $207,180 for the same time last year.
The median sale price of $160,000 was up 6 percent over last April when the median price was $151,000
Days on Market at 81 days fell 2.4 percent when compared to the 83 for the same time last year.
Similar to the detached home market purchase offers rose 107.7 percent to 54 units compared to 26 at the same time last.
The absorption rate at 2.44 months was lower than in April 2020 when it was 9.47 months. It is indeed a seller’s market.
