An update for Dutchess County NY home sales in December showed single-family detached homes fell 24.8 percent, going from 214 in December 2021 to 161 this December.

Homes sold during the month ranged in price from  $40,000 to $1,850,000, built between 1800-2022 with square feet from 836 to 11,500

There were  7 transactions over a million dollars, with prices ranging from $1,250,000 to $1,850,000

Average and Median Prices for Detached Homes in December 2022

The average sale price of  $472,670 fell 0.8 percent this  December when compared to $476,497 at the same time last year.

This December, a median sale price of $390,000  fell  2.5 percent compared to $400,000  in December 2021.

Inventory and Purchase Offers in December 2022

Inventory rose 24.1 percent this December to 484, compared to the same time last year when it was 390.

Purchase offers decreased by 39.8 percent going from 191 in December 2021 to 115 this December.

The absorption rate (the time it would take to work off the present inventory)  was 3.00 months this December compared to 1.82 months last December.

Homes sold were on the market an average of 80 days this December, up 17.6 percent from December 2021 when the days on market were 68 days.

Dutchess County, NY home sales of attached homes in December 2022 (Coops, Condos, and townhouses) fell  11.1 percent when compared to December 2021. At that time there were 45 sales versus 40 this December. 

The units sold ranged from $85,000 to $600,000.  These were 1-to-3-bedroom units built between 1963 and  2022 with square feet from 800 to 2,313

Median and average prices for attached homes in December 2022

 The attached home’s average sale price of $294,458 in December rose 3.8 percent when compared to $283,687 recorded for the same time last year.

The median sale price of $255,000  rose 4.1 percent compared to the $245,000 recorded for December 2021

Inventory rose 21.3 percent to 74 this December when compared to 61 for the same time last year.

Purchase offers at 23 this December fell 11.5 percent when compared to 26 purchase offers for the same time last year.

The absorption rate at 1.85  months this December was higher than the 1.36 months in December 2021  ( The time it would take to work off the present inventory).
