A look at Red Hook NY real estate June 2017 update
Red Hook NY real estate June 2017 update showed nine single family homes sold, one more than in June 2016.
As you can see in the chart below both median and average price came in lower than same time last year. This was because the highest sale last June was $$770,000 while this year it was $470,000.
Two of the nine homes sold for more than listed which resulted in a sale price to list price of 101 percent.
Eight of the homes sold were under $350,000. This is the price range that is moving, so, you can expect multiple offers in this range. Good news for sellers since they will get close to or above asking. This is a bit frustrating for buyers as they might get notified by Zillow that a new listing is on the market and it is gone before a showing appointment can be made made.
Let’s take a look at the present Red Hook NY inventory of homes for sale.

Homes listed in June ranged in price from $199,000 to 979,000. These, mostly three bedroom homes, were built between 1939 and 2005.
There were eight homes with offers ranging in price from $212,500 to $499,900. Seven of the eight homes had three bedrooms and were built between 1957 and 2010.
Two homes went under contract; one from 1810 priced at $499,00 and the other from 1984 priced at $235,000. Both had three bedrooms.

In the village there were two sales. That is one more than June 2016. Both average and median price came in higher this June and the sale price to list price of the homes sold was 95 percent.

There were also three offers during the month ranging in price from $150,000 to $295,000. These homes were built between 1900 and 1990 with square footage from 864 to 1665.
One house went under contract. It was built in 1890 with square footage of 1746.
